It looks like we may have found it;

there are some problems; we would offer less due to things to fix in the house; part of the property is on a flood plain, so would have to have flood insurance (luckily that is cheap); there has been one previous offer that did not fly. BUT, the trees, the gardens, the shop, the land, the climate, the farm itself are just what we've been looking to find. Here's hoping we can work out a way to do it. I'm fairly sure we have enough $$ or the ability to get it, but loans, 2 houses, etc., etc., etc. may cause problems.
Dreams do come true, however!!
